The board is very reluctant to make changes that will improve Glenhardie. One way to help them hear our concerns is to sign petitions. Some ideas for petitions include the following:
Please let me know which of the above you would support, and feel free to suggest others.
- board meetings must be held no earlier than 7:00 pm
- develop an ADR (alternative dispute resolution) process to resolve disputes
- create committees, especially election and finance committees, that conform to the By-Laws
- replace stained carpets in the common areas of the buildings
- develop a Policy and Procedures Manual, as required by the By-Laws
- make documents (financials, minutes, etc.) available to owners, as required by the By-Laws
- obtain a copy of Exhibit B from the Declaration ("The Plan") and make it available for inspection
- reduce or eliminate the 25-signature requirement to run for the executive board
- hire a landscape architect to develop a five year plan to improve the grounds
- work with a lighting consultant to develop adequate exterior lighting
- other than within a unit, Glenhardie should be a non-smoking property
- all owners must be supplied with a copy of the annual water quality Consumer Confidence report
- develop rules regarding emotional support animals consistent with state law
- disclose all payments made to the executive board from Association funds
- add speed bumps and crosswalks
- all contracts over $1000 must be bid out using a fair bidding process which will be included in the Glenhardie Policy and Procedures manual
- bid out the management contract to ensure we are getting a competitive rate
- management contract should require the on-site property manager and the assistant manager to work exclusively for Glenhardie, i.e. not manage other properties from the Glenhardie office
- board members must disclose membership in the country club and the rates they pay
- modify the country club license agreement in a way that will respect the rights of the owners to access the common elements (pool, tennis courts and golf course)
